Certificate
of Localization


The certificate of localization consists
of a report and plan by which land surveyors express their professional opinion on the current condition and location of the property. It is a sort of “statement of health” of a property with respect to deeds, the Cadastre and any relevant acts and regulations.

This certificate is usually required for real estate transactions and may be demanded by a creditor, notary, lawyer, real estate agent, estimator or municipality. It may be requested by either the seller or the buyer.

Layout Certificate


Layout is the positioning of a future construction on a lot. Land surveyors issue a layout certificate to confirm
in writing that the layout has
been performed.

 

Before issuing a building permit, municipalities often require a layout design. Land surveyors then prepare
a plan indicating the position of the planned construction in relation
to the property boundaries.

Staking Certificate

​

Staking includes all the activities by land surveyors to mark out their opinion on the boundaries of a lot.

 

When land surveyors note that a boundary so determined will disturb the occupation of the premises, they do not place markers. However, the staking operation and determination of boundaries remain valid and the staking certificate issued comes with a report explaining the situation.

Bounding


Bounding is the surveying activity that permanently and irrevocably (not subject to appeal) establishes a boundary between two adjoining properties. Unlike staking, which is a unilateral action, bounding involves the neighbouring owners.

Bounding is often made necessary when a boundary is under dispute. It may take place amicably, when neighbouring owners agree on the position of a line to separate their properties, or be a legal matter if the parties do not agree.

Cadastre


Registering a property in the Cadastre consists of representing a property on a cadastral plan and assigning a lot number. The plan shows the measurements, area, shape and position of a property in relation to neighbouring properties.

Geomatique and Special Services

Up until now we have set up benchmarks (order 4) and prepared a number of topographic plans for roads over a kilometre in length, level plans accurate to less than a millimetre and other types of plans.

SPECIFIC EXPERIENCE

Vectorization


In collaboration with an external supplier, we collaborated on and coordinated a project using drone technology to prepare an orthomosaic map to a resolution of 2 cm/pixel with quality based on GPS waypoints. This mosaic was used to produce a vectorized map of the entire property. During quality control, our final map was
found to be accurate to about 30 cm
on the ground.

Chairlift Alignment


Our client, Destination Owl’s Head, needed to align the chairlifts at its resort in order to optimize the energy consumption of the motors. We not only met the third-party firms’ quality criteria, we exceeded its expectations!

ALTA/NSPS
and BOMA Standards


We have taken measurements and produced deliverables that meet the American ALTA/NSPS and BOMA standards.

Wetlands


We often accurately localize flood zones, wetlands and marshes for engineering and environmental firms.

Volumetrics


We provide technical measurements used to calculate volumes of waste materials. These volumes are audited by the Ministry of Environment and Fight Against Climate Change, which then gives firms permission to continue operating their site.

Survey Markers


We have placed a number of survey markers in the Eastern Townships and integrated them into the Québec Ministry of Energy and Natural Resources’ network.

3D Cross Sections


We have helped to prepare numerous technical descriptions for Hydro-Québec, enabling the utility to obtain various easements and authorizations, as well as specialized 3D cross sections for TransÉnergie.

Topography


In order for municipalities to be able to rebuild roads, civil engineering firms require technical measurements on which to base relief and terrain models. We collaborate actively on taking technical measurements for this sector throughout the Eastern Townships.

High-precision
Interior Levelling


We have taken measurements using topographic and classic levelling techniques accurate to 0.0005 metre (0.5 millimetre).

Interactive Augmented Models


Our client, Destination Owl’s Head, wanted to familiarize visitors and investors with its territory. We created an interactive augmented model that not only met its needs but also exceeded its expectations. For more information on this project, visit www.smallworlds.ca.
